Some listing agents will do that, and nothing more, waiting for an agent to call with a prospective buyer.

How many properties has you agent sold? Was he/she the sellers agent, or the buyers agent? How many properties were sold at, or near, the asking price when agent acted as sellers agent? That is an important question. Some agents will prompt you to reduce the price substantially when negotiating with the buyer. That can mean you lose a lot of money, but it is a quick sale and fast commissions for the agent.

Some agents have a challenge negotiating with the buyers agent. Some do not have the skill, or the confidence to act on your behalf and get the best price for you. In a transaction involving a substantial amount of money you will want someone skilled and knowledgeable about bargaining and negotiating.

What will the agent do for you besides placing the listing on the MLS? Where else will there be ads? Will there be open houses where people can come and see the property?

The availability of your agent is yet another important consideration. Will he/she be available during evenings and weekends? How long before they respond to a call from you or a potential buyer? When negotiations are underway and there are time limits in the contract, having an unresponsive agent can sink your deal.

The personality of your agent is another important factor. A pessimistic, slow, unmotivated agent could kill your deal. Look for someone who is enthusiastic, willing to put in some effort, someone with a positive sunny disposition.

Don't rush selecting your agent. You will be working with this person for many months, and canceling a contract may be difficult and or, costly. Take the time to know you have chosen a competent, positive agent that you will like working with.

It used to be easy to get a mortgage several years ago, during the housing boom, when banks/lenders easily approve loans to people. During those times, you can get a mortgage even without proving that you have enough means to pay for the house.

Then homeowners started falling behind on their mortgage payments. Mortgages defaulted and homeowners were subjected to foreclosures. Welcome to the recession. Now, lenders have tightened lending standards. You wont get a mortgage as easily as before. You have to show enough proof that you have the financial ability to pay for your house. Your payment can start low and then are very likely to climb up. Balloon mortgage - has a lower interest rate because you pay off the loan in five to seven years time. Convertible mortgage - this type allows you to change the interest rate after a specified time or change in interest rates.

10 Quick Tips for Ukulele Beginners

If this is your first time picking up a ukulele, there are a number of things you may be asking yourself. And the answer to those questions may determine whether you stick with the uke as your instrument or abandon it all together.

This article is going to take you through the first steps you should be taking in order to boost your ukulele playing.

1. Buy the best ukulele you can afford - the more you invest in your playing, the more you'll want to practice.

2. Build your repertoire early - it only takes three chords to play a whole bunch of songs. Once you have a few songs under your belt you'll be able to play for people.

3. Learn to tune the ukulele - too many performances have been ruined by out of tune ukuleles. This is the first, and most important, step to making sure you sound great.

4. Learn to hold the ukulele - make sure you don't smother all the tone out of it.

5. Join a group - the fastest and funnest way to get better at playing the ukulele.

6. Practice very slowly - And when I say slowly I mean snails pace. So slow that it's impossible to play it wrong. When you can play it this slowly, gently increase the tempo.

7. Replace the strings - using a high quality string such as those by Aquila will improve the way your ukulele sounds. Particularly if it was fitted with low quality strings to begin with.

8. Steal ideas - it may seem a little like cheating, but listen to your favourite music, work out what they are doing and incorporate it into your own music.

9. Find ukulele videos - and study them carefully. Watch how the great ukulele players such as Jake Shimabukuro and Roy Smeck play. Get pointers on their technique. Adopt and adapt their style of playing to suit your own and how you like to play.

10. Have fun - it's called PLAYING music for a reason. You don't 'work' music. It should be enjoyable and rewarding. Find ways that you can practice and still have fun. This is definitely the most important tip of all.
